The Road To Roof Repair – Part 3: What About Roofing Maintenance?

It would be a sad thing to go through all the trouble of having your roof repaired to end up back at square one. In the first and second parts of the series we provided pointers to help you spot the damage and find yourself a good professional repair company. In Part 3, we talk about professional roof maintenance and its benefits.

Slate tile roofing, asphalt shingles, metal; a steep-pitched,  low-sloped, or flat roof – whatever the specific features your roof has – proper and regular maintenance is an absolute necessity. The good thing is, you don’t have to go it alone, with professional maintenance and cleaning services being readily available these days. Good thing, too, given the fact that roof warranties require that regular inspections and maintenance be performed on the roof to remain valid.

Roof Inspection

The roof surface can be a challenge to constantly maintain, inspect periodically, and have repaired as needed. If you don’t know what you’re doing, you could very well damage the roof further or, worse, hurt yourself trying to do what only trained roof professionals should be allowed to deal with. Make sure to have the condition of your chimney, gutters, downspouts, flashing, ventilation, soffits, vent pipes, drainage, and the attic  properly examined on a regular basis. If your roof hasn’t been inspected in the last five years or more, it’s important to  get a proper assessment of your roof’s current condition as soon as you can.

Cleaning

Dirty roofs are not only unattractive, they also pose several risks. They attract heat with less surface to reflect the heat back into the atmosphere. Growth on the roof caused by moisture, such as moss and fungi, can be a health hazard as well. However, improper roof cleaning will only worsen the situation. Harsh cleaning solutions and roughshod methods can seriously harm your roof. Be sure to consult roofing cleaning contractors who use  a safe chemical cleaning system. Proper cleaning can make a drastic difference to both your home and your roof’s longevity.

Your roof is not just any part of your home, and roof repair and maintenance shouldn’t be just another simple project that needs to be done once in a blue moon. Make sure you stay ahead of the damage by setting up regular inspection and cleaning schedules with your local roofing professional.
