The term “roofing estimate” generally refers to a document that breaks down the cost to replace the roof. It includes a list of labor, materials and project timeline. A typical roofing estimate doesn’t have the final cost “locked in” as cost of materials, fuel and other surcharges may change between the drawing of the estimate and when the homeowner signs the contract. While some contractors use the terms “quote” and “estimate” interchangeably, they have some distinct differences. Some roofing companies can guarantee or “lock in” the project cost as stated in a roof replacement quote for a certain period before the customer signs it. Another major difference is that a quote becomes the contract upon signing, whereas a separate contract will have to be drawn after a homeowner approves an estimate.
A roof inspection is conducted by a roofing professional, with the intent of assessing the roof’s condition. It’s akin to going to the doctor for an annual physical. You’re not expecting to be cured, but you will be given an assessment of your health and will be given a medication or diet plan. The same logic applies to roof inspections: a roofer will check your roof thoroughly for issues, but won’t perform repairs without your approval. At the end of a roof inspection, you will get a report of your roof’s condition as well as an action plan on which repairs to prioritize.
Which One Do You Need?
Let’s take roof leaks as an example. If you already know the exact condition of your roof, including the actual cause of the leak, then going straight for an estimate may save you time and effort. However, if you’re not 100% sure what is causing the leak, have your roof inspected first. Then, decide afterwards whether you should ask for a quote or an estimate.
