Commercial Roofing System Red Flags

Commercial roofing systems require a lot of maintenance. And, when there’s a structural issue with your roofing, it could mean a lot of problems for your business. Therefore, the installation process should be perfect. Property owners should make sure that the roofers they hire are qualified and experienced enough to do the job. Otherwise, you could encounter problems in the future.

Maintenance is also a key factor to extend the longevity of commercial roofing systems. Regular inspections are required to spot early signs of deterioration and prevent problems from becoming worse. However, roofing inspectors cannot always come to check your roofing system. In this case, property owners should hire someone to regularly inspect the roof to look for red flags, including the following:

1. Clogged Drainage

Commercial buildings are more susceptible to wear and tear when they are not getting regular maintenance service. One of the most common problems is clogged drainage. After a storm, the roofing system accumulates a lot of debris and litter from trees. These can build up and allow for the growth of plants in the drains, which can result in chemical degradation and weaker roofing materials. 

2. Pools of Water

Usually, pools of water can appear after a heavy rain or storm, but the water goes away through evaporation or drainage. However, when it stays for a longer period of time, there could be a problem in the leveling of the rooftop surface. This requires immediate action from roofing contractors as this problem can quickly escalate. 

3. Water Leaks 

Water damage can happen when water accumulates at the surface of the commercial rooftop, which can cause water leaks, deterioration of roof materials and accumulation of dirt. Most structures experience this problem because of drainage problems on the roof.
