 1. Permiting: a. Receive signed proposal with selected tile manufacturer, profile, colors, & the Notice of Commencement signed & notarized. b. File Notice of Commencement & permit application with the county or city. c. Receive all necessary permits to start job. d. Complete specific job folder with signed proposal, owner contact information, copies of all documents, warranty information, company job reports, driving directions, & checklists. e. Schedule date with home owner to start job. f. Order all job materials: roof tile, tile underlayment, roof mortar, & accessories. g. Contact home owner the day before starting to confirm our arrival. 2. Job Preparation: a. Arrive to job on scheduled date with all necessary tools & materials. b. Cover driveway, garage doors, windows, A.C. units, & other items that may need protection. c. Protect pool cages & open pools from any debris. d. Cover & protect all vulnerable landscaping. e. Trailer or container at job. f. Set up Permit Box with Notice of Commencement, permits, and job specifications. g. Place Company sign in front yard (if community allows). 3. Tear Off - Removal of Old Roof: a. Schedule roof tiles, roof underlayment, & other materials to be delivered at a later date. b. Completely remove all of the old roof tiles. c. After removal of roof tile, tear off roof underlayment & old eave metal (drip edge). d. Remove gutters (dispose of gutters if specified by proposal). e. Replace all rotted decking, wood, & fascia boards. f. Re-nail entire roof deck to the current Florida Building Code with 8d 2-1/2” ring shank nails. g. Replace all damaged or rusted wall flashings. h. Install wall counter flashings where needed. i. Delivery of tile roof underlayment (type of underlayment per proposal). j. Install new tile roof underlayment per manufacturer’s specifications. k. Seal & waterproof all existing & new wall flashings. l. Install, seal, & waterproof all roof ventilations & roof penetrations. m. Schedule preliminary inspections. n. Before leaving the job each day our crew will: 4. Installation of New Tile Roof: a. Delivery of roof tiles to job, confirm correct tile & color. b. Pass preliminary inspections. c. Chalk lines; to ensure straight rows of tile measure & mark where the tiles will be installed with chalk lines. d. Install eave metal, eave closure, & ridge risers (eave metal & eave closure colors to be chosen by home owner). e. Re-fasten all gutters to their original positions. f. Tile loaders to load new tile on roof. g. Begin installation of new roof tile. h. Schedule tile installation inspection. i. Tile to be installed per proposal terms (number of screws, foam down). j. Delivery of roof tile mortar & oxide for hips & ridges (oxide mixed with mortar to match tile color). k. Pass tile installation inspection & all required county or city inspections. l. Complete tile roof installation & mortar finish work. 5. Finish & Clean Up: a. Paint all roof penetrations to match new tile roof. b. Waterproof all new fascia boards with Kilz exterior primer/ sealer (we can paint the new fascia to match home if paint is available). c. Remove all coverings from garage, driveway, pool cages, etc. d. Check entire roof & home for any loose debris. e. Walk magnetic roller around perimeter of home to pick up remaining nails & any small metal scraps. f. Sweep driveway, sidewalks, patios, & porches under roofing areas. g. Double check all inspections have passed,. h. Remove permit box & company sign from front yard. i.
