The price of a new roof also depends on what the tear off consists of. For example, if someone has two layers of shingles instead of just one, it will cost more to tear off the old layers and the cost of disposal will also cost more. Wood work is always a factor on old roofs. When someone waits so long that the roof is falling in on them, there will be a significant amount more of wood work than someone who replaces their roof in a timely manner. Size too is a large factor in determining the cost of a roof replacement and lets not forget about the many roof system upgrades that are out there. Two of the most common causes for leaky roofs are faults in the roof flashing or roof valleys. Roof flashing is commonly used around items that project out from the roof such as; chimneys, fan vents, plumbing stacks, skylights, etc. The roof valley is formed where two roofs join at an angle. These two areas are the most technical and most difficult aspects of roofing. They both require experience and the skills of a professional roofer to be installed correctly. So if they were not installed correctly they will most definitely leak. These areas can also leak due to exposure to sun, wind, and rain. Often the roof cement or tar can become dry, cracked, and crinkled. This drying can loosen the seal and invite water to seep and drip in. Other possible problems can be tree branches scraping the roof material every time the wind blows. All tree branches should be trimmed at least 2 to 3 feet away from the house. Leaves can also pile up and prevent free flow of water by damning up the water. When the water can’t flow smoothly down a roof it begins to back up and can negatively impact the integrity of the roof system. How long should my roof last? Like any building component, roofs degrade at different rates depending on a large number of factors: the type of roofing system, quality of installation, the level of abuse, maintenance, etc. So how long should a roof last? We have seen poorly designed and installed roofs go as few as six or seven years before they need to be replaced, but we have also seen shingle roofs that are 20 plus years old and still look pretty good. Below is a list of several different types of roofing systems and there average life expectancy for Florida. Can I cover over my existing shingle roof? Installing a roof over the top of an existing roof is generally acceptable under these Florida Building Code Guidelines: 1) A building cannot have more than two layers; 2) No wet insulation can be left in place; 3) The roof structure must be able to handle the additional roof load; 4) The new roof must be attached to the roof deck to meet wind loads (it is not acceptable to adhere the new roof to the old roof). How do I know when I need a new roof? Different roof types fail at differing rates and with different failure modes. Without going into a long description, several general clues are: *If the roof is very old and in real bad shape it’s generally better to replace the roof rather than pouring time and money into patching and repairing, because you’re still stuck with the same old roof.* What is algae (or fungus) found on roofs? In some moist areas, algae can grow on shingles. Although the algae has no proven effect on shingle life, it does stain or discolor the shingle. Commonly called fungus, this algae staining can be unattractive. Is roof maintenance really important? Routine maintenance extends the life of your roof. The National Roofing Contractors Association states: “...once the roof is installed, nothing is more critical to its long-term performance than establishing a program of regular inspections and proper maintenance”.
